Notes:
Richard Nightingale left all his personal estate and money to his wife Lucy during her life or widowhood (including the right to continue to run his Pawnbroking businesses). She was also appointed guardian to his minor children.

His investments were to be held in trust by his male executors to generate an annual income for Lucy.

After Lucy's death or marriage, the proceeds of the sale of his investments (including those made by his executors after his death) were to be divided equally between his 11 children:

- Eight properties shared (equally as tenants in common) between 3 married daughters: Sarah Mary and Ann
- Two properties in Parkhouse Lane Oldbury to Daniel
- Three properties in Parkhouse Lane Oldbury to Richard
- Property on the corner of Church Street plus the Pawnbrokers business carried on therein plus household effects to Joseph. Joseph was required to pay Elizabeth £200 out of this legacy, and to pay an annuity of 2s 6d per week to Hannah while she was unmarried.
- Two properties at Churchbridge (occupied by him as single dwelling house) and household contents and Pawnbrokers business therein to Harriett and Lucy in equal shares as tenants in common. Harriett and Lucy were required to pay an annuity of 2s 6d weekly to Hannah while she was unmarried.
